Rental Requirements
Thank you for your interest in one of our rental homes. Once you have selected a property you would like to rent, please complete our online rental application.
We strive to process completed applications promptly. Processing time depends on how quickly we are able to verify the information provided and receive any required screening results.
Application Requirements
- Each adult, age 18 or older, who will reside in the property must submit a separate application.
- Applicants should be prepared to provide:
- A completed rental application
- A valid driver's license or other government-issued photo identification
- Income verification, including your two most recent pay stubs or other acceptable documentation
- Authorization for applicable credit and background screening
Income Requirement
Applicants must provide documentation showing gross household income greater than three times the monthly rent.
Alternative forms of income verification may be considered for applicants who are self-employed, retired, or otherwise do not receive traditional pay stubs.
Fees
Application Fee: $125 per adult applicant
Security Deposit: Equal to one month's rent
Application fees are paid separately by each adult applicant.
Pets
Pets may be permitted with approval for the individual property.
Applicable pet fees generally range from $300 to $500, depending upon the property and approved pet.
Service animals and other qualifying assistance animals are handled in accordance with applicable Fair Housing requirements and are not treated as pets.
Property Showings
We want you to be comfortable with the home you are choosing.
Monarch Realty does not lease properties sight unseen. Prospective residents must view the property before entering into a lease, subject to any reasonable accommodation required by law.
Application Approval
Submitting an application does not guarantee approval or reserve a property.
Applications are reviewed based upon Monarch Realty's established rental qualification standards, including income verification and applicable credit and background screening.
Once your application has been approved, our team will contact you with the next steps for securing the property, completing your lease, and preparing for move-in.
